The following is a summary of the complete energy retro fit of a 250,000 square foot Commercial office building. Private Energy Partners was contracted as the project developer charged with performing a complete energy analysis, assembling a project team to develop, design, finance, and construct the following project scope:

 

  1.   Remove and Replace all building glass
  2.   Install 6 new Capstone C65 Micro-turbines (390kw) for building power generation
  3.   Install New High Efficiency Chillers and Cooling Towers
  4.   Replace 5 existing boiler with 5 new High Efficiency Boilers
  5.   Replace all heating and cooling fan coil units with fin tube heating
  6.   Upgrade all building information systems
  7.   Replace all interior and exterior lighting with LED fixtures and/or lamps
  8.    Install 295kw Solar Canopy on top of the existing parking structure

The result is a complete retro-fit of the existing antiquated building mechanical and electrical systems; our team is using an integrated application approach to project development to create a financeable transaction including all available project incentives and rebates. We have reduced the building electrical need by over 1 million kilowatt hours and reduced the cooling load by 25 tons. The new building power systems will provide nearly 100% of the buildings power requirement with the balance of this need is being offset by the 295kw solar array that will be installed on the parking structure. The net result is a near net zero facility with an unprecedented project ROI, a significant increase in tenant comfort, building control and ultimately an increase in overall Building Value with no additional conventional Property Debt. The project is being funded by PACE financing through Energize NY and Connect One Bank.
